A business owners policy bundles three coverages small businesses usually need: property for the building and business contents, general liability, and business income (business interruption) that replaces lost net income and continuing expenses after a covered loss. The Insurance Information Institute (Triple-I) says BOPs are typically available to firms with about 100 or fewer employees and revenue up to roughly $5 million, and that some business types, such as certain restaurants, may be ineligible. Appetite is driven mainly by class of business, then by size: total insured value per location, annual sales, square footage and years in business. Carriers also look at building age, construction and protection class, and at prior losses. A BOP does not include workers' comp, commercial auto or professional liability, and flood and earthquake sit outside the basic form, so those are separate submissions. BOPs are hard to place when the risk drifts outside the class (a retailer that also manufactures, a contractor doing roofing work), when values or sales exceed the carrier's caps, or when the building is old, vacant or in a catastrophe-prone area. Most agencies quote BOPs through carrier portals, many of which return a bindable quote in a few questions, or through small-commercial quoting platforms that send one application to several carriers. Anything outside the carrier's guide usually needs a full ACORD 125 and 140 submission to an underwriter.
