Homeowners insurance covers the dwelling, other structures, personal property, additional living expenses and personal liability for an owner-occupied home. The most common form, the HO-3, covers the house on an open-perils, replacement cost basis and belongings on a named-perils basis, often at actual cash value unless a replacement cost endorsement is added. Condo (HO-6) and renters (HO-4) forms cover the unit owner's or tenant's property and liability. Flood and earthquake are excluded and need separate coverage. Carriers set eligibility in underwriting guidelines that vary by state. The recurring factors are the home's replacement cost and whether it is insured to 100% of it, roof age and material, wiring (knob-and-tube is a common decline), plumbing and heating type, distance to a fire station and hydrant, prior claims (often no more than one or two in three to five years), occupancy, and liability exposures such as trampolines, pools and certain dog breeds. Coastal distance and wildfire scores drive appetite in catastrophe-prone states. Homes are hard to place when the roof is old, the house is vacant or a short-term rental, there are recent water or wind losses, or the risk sits in a coastal or wildfire zone where admitted carriers have pulled back. Agencies quote homeowners through comparative raters, which run one entry against many carriers, and through carrier portals. Raters tend to work well for standard risks; anything with an eligibility question usually needs to be finished on the carrier's site.
